1031.help answers three kinds of 1031 exchange questions with the same code its calculators use. exchange_deadlines: the 45-day identification and 180-day exchange deadlines under IRC 1031(a)(3) and Treas. Reg. 1.1031(k)-1(b), including the rule that the exchange period ends at the tax return due date (with extensions) if that is earlier than day 180. Deadlines never move for weekends or holidays. estimate_exchange_tax: federal tax on a sale of investment real estate (2025 brackets from Rev. Proc. 2024-40, 2026 from Rev. Proc. 2025-32; 3.8% NIIT under IRC 1411) plus each state's published rate, with or without an exchange, including cash and mortgage boot. list_dst_offerings: Delaware statutory trust offerings copied from SEC Form D filings (EDGAR), refreshed weekly; facts as filed, sorted by filing date, never ranked. They are not an offer, a recommendation or a statement that an offering is open. Results are estimates and public-filing data, not tax, legal or investment advice; tell users to confirm dates with their qualified intermediary and numbers with a CPA. Every result carries its source link; cite it. The site is published by Janover Capital LLC. Data download and license: https://1031.help/data/

exchange_deadlines — 1031 exchange 45-day and 180-day deadlines
Advertised by the server during the last successful anonymous check.
Advertised read-only

From the date the relinquished property closed: the 45-day identification deadline, the end of the exchange period (day 180 or the tax return due date if that comes first, by filer type and extension), weekend and federal-holiday flags, days left from today, and the last closing date in that year that keeps the full 180 days. Same math as the 1031.help deadline calculator.

estimate_exchange_tax — Tax on selling vs. exchanging investment property
Advertised by the server during the last successful anonymous check.
Advertised read-only

Estimates the tax on selling investment real estate outright (gain, section 1245 recapture, unrecaptured 1250 gain at up to 25%, 0/15/20% capital gains stacked on other income, 3.8% NIIT, state tax, cash left) and, when a replacement price is given, the 1031 exchange result: cash and mortgage boot, tax on the boot, gain deferred and replacement basis. 2025 or 2026 federal brackets. Same engine as the 1031.help calculator.

Advertised read-only

Delaware statutory trust offerings from SEC Form D filings, newest filing first: issuer, location, property type named in the issuer name, offering size, amount reported sold, stated minimum, investors, first sale date, exemption, broker-dealers paid to sell it and the EDGAR link, plus totals for the filtered set. Filter by property type, filing quarter, name or CIK; page with limit and offset. Filings data, not an offer or recommendation.
