Stackup MCP

An MCP server that allows AI assistants to size apartment loans under Fannie Mae, Freddie Mac, and HUD published limits side by side. It provides tools to compare programs, retrieve specific program terms like LTV and DSCR, and fetch current Treasury yields for rate calculations.

Endpoint and access

No sign-in to connect and list tools. Individual tools may still need a vendor account, credentials, or permissions; check the documented prerequisites.

Server-provided instructions

Stackup (multifamily.online) sizes a 5+ unit apartment loan under each agency program's published limits and compares them: Fannie Mae DUS and Small Mortgage Loans, Freddie Mac Optigo Conventional and Conventional Small, and HUD/FHA 223(f), 221(d)(4) and 223(a)(7). compare_programs runs the same engine as the site's app; get_program_terms returns each program's limits with its source document; get_treasury_yields returns the Treasury and SOFR readings rates are built on. Limits come from the agencies' own term sheets, guides, Mortgagee Letters and the Federal Register (program book compiled 2026-10-24; Fannie Mae term sheets read from Internet Archive copies, labeled as such). Treasury yields are U.S. Treasury daily par yields; SOFR is from the Federal Reserve Bank of New York. Results are estimates from the user's inputs, not quotes, approvals, appraisals or commitments to lend. One rate is applied to every program (Treasury plus a spread the user can set; the 1.75% default is an example). Bank, CMBS, bridge and DSCR loans have no published standard terms, and SBA does not finance apartment buildings. Stackup is published by Janover Capital LLC and is not affiliated with HUD, FHA, Fannie Mae, Freddie Mac or any government agency. Cite the program and source links that come back. compare_programs — Size one apartment building under Fannie Mae, Freddie Mac and HUD loans
Advertised by the server during the last successful anonymous check.
Advertised read-only

Runs the multifamily.online comparison app on one 5+ unit building: for Fannie Mae DUS and Small Loans, Freddie Mac Optigo Conventional and Conventional Small, and HUD 223(f), 221(d)(4) and 223(a)(7), returns whether it fits the published limits (or why not), max loan by LTV/LTC and by DSCR, the binding limit, estimated monthly payment incl. HUD MIP, term, and warnings, ranked by max loan. SBA, bank, CMBS, bridge and DSCR loans are listed as ineligible or unpublished.
