Server-provided instructions

Untrusted server output shown for inspection. It is not Koskamo guidance and is excluded from knowledge search.

SNF Register (hudskillednursing.loan) has a record for every CMS-certified nursing home in the US, DC, PR and GU: CMS beds, occupancy, star ratings, staffing and fines; the owners and operators each facility reported to CMS, private equity and REIT flags and changes of ownership; and FHA-insured HUD Section 232 loans matched to the facility, with the active loan's note rate, balance, payment and maturity. It also runs the site's HUD 232 refinance sizer. Sources: CMS Nursing Home Provider Information and Ownership files, CMS Medicare enrollment owner and change-of-ownership files (monthly), HUD's active and terminated FHA insured-mortgage files (monthly) and its Office of Healthcare Programs endorsement database (quarterly). Every result names its source and as-of date; cite them. HUD has no CMS number, so loans are matched by state, city, name and beds; each match shows the HUD project name and FHA number so it can be checked. Typical flow: search_nursing_homes to get a CCN, then get_nursing_home; list_hud_232_nursing_home_loans for loans by state, servicer, rate or maturity; get_state_nursing_homes and rank_states_nursing_homes for state roll-ups; size_hud_232_refinance for a 223(f) or 223(a)(7) estimate. This is reference data, not a care referral or a judgment of care quality beyond what CMS publishes, and not legal advice, an appraisal, or a loan quote or commitment. The site is published by Janover Capital LLC and is not affiliated with CMS, HUD or FHA. Downloads and methods: https://hudskillednursing.loan/data/ and https://hudskillednursing.loan/methodology/
