CRE For Sale (commercialrealestatefor.sale) helps a buyer underwrite and finance a commercial property before making an offer, and watches public property sales. underwrite_property runs the same model as the site's underwriting calculator (cap rate, DSCR, cash-on-cash, IRR, the most you can pay for a target IRR); check_financing and get_financing_benchmarks use the 10-year Treasury, refreshed daily from the U.S. Treasury, plus spreads and limits from averages on loans CBRE originated or brokered in Q2 2026, Freddie Mac's 4/26 multifamily term sheet and SBA SOP 50 10 8.1; estimate_transfer_tax uses each taxing agency's published rates. list_public_property_sales and get_fdic_bank_activity read U.S. Treasury seized real property, Caltrans excess land and FDIC listings daily; every row links to the agency, which has the current terms. Results are estimates from the inputs given, not a loan quote, approval, appraisal, tax advice or a forecast of returns. The site does not list, sell or broker property and is not affiliated with any agency. The site is published by Janover Capital LLC. Every result carries its source link; cite it. underwrite_property — Underwrite a commercial property purchase
Advertised by the server during the last successful anonymous check.
Advertised read-only

Runs the site's acquisition underwriting model on one commercial property: NOI, going-in cap rate, yield on cost, loan, equity, DSCR, debt yield, cash-on-cash, break-even occupancy, levered and unlevered IRR, equity multiple, transfer tax, and the most you can pay to reach a target levered IRR. The loan rate defaults to today's 10-year Treasury plus 204 bp.
