Commercial.Mortgage (commercial.mortgage) answers questions about commercial mortgage rates and loan sizing in the US. Index rates (5/7/10-year Treasury from the U.S. Treasury, SOFR and 30-day average SOFR from the New York Fed, prime from the Federal Reserve H.15) are read live with their observation dates. Indicative rates are a lender type's index plus a spread range from a named, dated public source (the same verified figures the program pages use: Northmarq rate sheet, CRED iQ, Blackstone Mortgage Trust 10-Q); banks publish none, so none is given. size_loan applies a lender type's LTV, DSCR and debt-yield limits (published program rules for agency, averages of real loans elsewhere) exactly as the site's loan sizer does. Program tools cover every commercial mortgage program on the site (Fannie Mae, Freddie Mac, FHA/HUD, bank, credit union, life company, CMBS, SASB, bridge, debt fund, DSCR, construction, land, C-PACE, mezzanine, preferred equity and more): match_programs ranks the programs that fit a deal with reasons, cautions, indicative rate and a max-loan estimate; program_rules returns one program's published limits; compare_programs puts two or three side by side; get_rates prices every program with a published spread; prepayment_estimate computes yield maintenance, defeasance, step-down and SBA 504 premiums. Every program figure carries its fact id, as-of date and primary source (Fannie Mae, Freddie Mac, HUD, SBA, eCFR, SEC filings and others). A limit no verified source publishes is returned as null (not published) rather than guessed. Results are indications and estimates from public data, not quotes, loan offers or advice. Commercial-purpose loans only. Every result carries its source links; cite them. The site is published by Janover Capital LLC, a commercial mortgage advisor (not a lender). size_loan — Size a commercial mortgage
Advertised by the server during the last successful anonymous check.
Advertised read-only

The largest commercial mortgage a property supports under a lender type's loan-to-value, DSCR and debt-yield limits, which test binds, the monthly payment, and the resulting LTV, DSCR, debt yield and cap rate. Same math and defaults as the site's loan sizer; omit lender_type to size the deal under all five lender types.

match_programs — Match a deal to commercial mortgage programs
Advertised by the server during the last successful anonymous check.
Advertised read-only

Rank the commercial mortgage programs (agency, FHA/HUD, bank, credit union, life company, CMBS, bridge, debt fund, DSCR, construction and more) that fit a deal, with the reasons and cautions for each, today's indicative rate (live index plus the program's published spread), and an estimate of the largest loan each program's published LTV/LTC, DSCR and debt-yield limits allow. Programs that do not fit are listed with the reason. Same rules as the site's /find-your-loan/ matcher.

Estimate the prepayment premium on a commercial mortgage: Fannie Mae-style yield maintenance (Form 6104.01, annual discounting), Freddie Mac yield maintenance (monthly), CMBS yield maintenance, a defeasance cost estimate, a Fannie Mae declining (step-down) schedule, or an SBA 504 debenture premium. Treasury yields default to today's readings, interpolated to the time left. Same math as the site's prepayment calculator; schedules and minimums come from the verified loan-document facts.

90-day uptime

A lightweight connection check about every six hours, sampled on hosts with many listings. It shows the server answered, not that its tools work.

Claude Code

Run this once in a terminal. It registers the remote server. Use --scope project to write .mcp.json for the repo.
Claude Code configuration
claude mcp add --transport http commercial-mortgage-mcp https://commercial.mortgage/mcp

Codex

Run this once. Codex stores MCP servers in ~/.codex/config.toml (or .codex/config.toml in a trusted project).
Codex configuration
codex mcp add commercial-mortgage-mcp --url https://commercial.mortgage/mcp

Cursor

Merge this server into .cursor/mcp.json in your project, then enable commercial-mortgage-mcp in your MCP settings.

Gemini CLI configuration
gemini mcp add --transport http commercial-mortgage-mcp https://commercial.mortgage/mcp

Claude Desktop

Open Claude Settings > Connectors > Add custom connector, enter this server URL and enable it for the conversation. This is a manual remote-connector handoff, not a desktop JSON configuration.
