Server-provided instructions

Untrusted server output shown for inspection. It is not Koskamo guidance and is excluded from knowledge search.

Real transaction prices of Polish real estate from notarial deeds (Rejestr Cen Nieruchomości, GUGiK) – not asking prices. Use property_prices with an address ("Poznań, Garbary 10"), a street ("Kraków, Długa"), a town or "lat, lon". It returns the median price per m², the spread, price by number of rooms, a yearly trend and recent transactions (no addresses) within a radius. Explain to the user that these are deed prices from the official register (free-market sales, full ownership), that the newest months are incomplete because the register is filled with a delay, and that small samples (<10) are only indicative. Use parcel_report for one plot ("Bnin 100", a parcel id like 306401_1.0051.AR_14.39/6, an address or "lat, lon"): parcel id and area, land use class, local zoning plan (MPZP) with the zoning symbol when published, nearby utility networks (water, sewer, gas, power, heat, telecom), flood hazard, nature protection and plot prices around. If several parcels match, ask the user which one (or pass commune). Remind the user that the parcel report is a summary of public registers, not a legal zoning extract (wypis i wyrys) and not a design map. Answer in the user's language.
