ADU Florida Info MCP

An MCP server that allows AI agents to check ADU eligibility for Florida addresses by querying live county GIS parcel endpoints to return zoning codes, jurisdiction, eligibility verdicts, and local rules.

Endpoint and access

No sign-in to connect and list tools. Individual tools may still need a vendor account, credentials, or permissions; check the documented prerequisites.

Server-provided instructions

Untrusted server output shown for inspection. It is not Koskamo guidance and is excluded from knowledge search.

Use check_adu_eligibility with a full Florida street address to determine whether an ADU can be built there. Florida has no statewide ADU law; rules are local and parcel-specific.

Tools

check_adu_eligibility
Advertised by the server during the last successful anonymous check.

Check whether a specific Florida property can build an Accessory Dwelling Unit (ADU / backyard cottage / granny flat / in-law suite). Returns the parcel's zoning code, jurisdiction (city vs. unincorporated county), an eligibility verdict, and local ADU rules (max size, owner-occupancy, short-term-rental limits) from live county GIS data. Use whenever a user asks if an ADU is allowed at a Florida address — Florida has no statewide ADU law, so this cannot be answered by guessing.

90-day uptime

A lightweight connection check about every six hours, sampled on hosts with many listings. It shows the server answered, not that its tools work.

Too few checks for a percentage yet (1 of 1 answered).

30-day availability

Aggregated from read-only remote checks; this is not a tool-execution or security guarantee.

Claude Code

Run this once in a terminal. It registers the remote server. Use --scope project to write .mcp.json for the repo.
Claude Code configuration
claude mcp add --transport http adu-florida-info-mcp-adufloridainfo https://www.adufloridainfo.com/api/mcp

Codex

Run this once. Codex stores MCP servers in ~/.codex/config.toml (or .codex/config.toml in a trusted project).
Codex configuration
codex mcp add adu-florida-info-mcp-adufloridainfo --url https://www.adufloridainfo.com/api/mcp
